This lovely house is situated half way up the mountain west of Dumaguete City in the Barangay of East Balabag, Municipality of Valencia about 10 minutes from the center of Dumaguete City and within 15 minutes of all major hospitals and shopping centers. The new Robinson's Super Mall is being constructed only 10 minutes away. The new Hyper Mart Super Market is only 3 minutes by car.

Valencia is the richest/best governed municipality in the Philippines. They have millions of pesos in cash surplus on hand and local services are excellent. The streets are super clean and well protected and crime is unheard of. Valencia has street lights on every corner and the streets all have name plates and stop signs--something not too common in the Philippines.
Valencia is considered as "Little Baguio" (top vacation area in the Philippines). The air is clean. The temperature is about 10 degrees cooler than Dumaguete City, especially at night. Living here is like living in the country, yet you are only ten minutes from the heart of Dumaguete City.

Utilities are dirt cheap. Water is only 150 pesos per month. The house is also connected to the local phone company and has cable television. Internet service cost 100 pesos for 10 hours. There is a new internet cafe only two blocks away with super high-speed connections. Satellite internet at 2MB is available for about 1,800 pesos per month. GlobeLines has a super fast connection available which includes internet and phone for only 1,000 pesos per month. You are "CONNECTED" to the outside world in Valencia--something not so common other places.
Its hard to believe but Electricity is free up to 600 pesos per month. This is so because the mountains above Valencia are a big source of geothermal energy. The Municipality receives about 250 million pesos in royalty which is applied not only for livelihood, education and related projects in the municipality, but also for the 50 percent subsidy on the electric bills of the local consumers in Valencia. There are no "weak" or "low voltage" days in Valencia as one finds in most communities in the Philippines. You can verify the electric situation at the following web site:

There's lots of public transportation too! Jeepney trucks, buses, and passenger tricycles run back and forth to Dumaguete 18 hours per day and pass within 200 meters of our front gate. Several ambulances and a large full-time fire department stands ready 24 hours per day. The station is only 1 kilometer away. There is also a large convenient store 100 meters from our front gate.
This central location is within fifteen minutes of almost everything you might wish to visit, including Dumaguete's pier and airport with ~30 flights to Manila every week. Also within fifteen minutes there are four hospitals, including the most modern Silliman Medical Center (part of Silliman University). You'll also find lots of both private and public grade schools in the area. Dumaguete City is the learning center of the Philippines with 5 major institutions including the world-class Silliman University.
ABOUT THE HOUSE
The house is a two-bedroom bungalow with a large living room and a large dining room. One bedroom is medium size going by USA standards. The master bedroom is much larger with double thermal windows and air conditioning although the air is rarely needed There is one large bathroom with shower and a very convenient outside shower preferred by everyone. An extra bathroom in the master bedroom could be added with little difficulty or you can add the second story (see below) for less than 15,000 dollars, extra bathroom included.
The main cooking area is outside under its own roof which keeps the house free of smoke and cooking odor. This area is called a "dirty kitchen" in the Philippines and is where the family hangs around and eats and watches TV. There is also a large detached 2-car garage with huge storage area in the attic above the garage and lots of storage in the attic above the house.
The front yard features a senorita mango tree with the sweetest mangoes your ever tasted. The front yard is also ideal for adding a swimming pool or a gazebo.
This house was originally built in 2000 and remodeled completely in 2006. The steel bars used in the columns and beams are all thick gauge and extend out of the columns by one meter. This was done with the idea that the owner would add a second story onto the house at a later date. All you need to do is lift the roof, pour a slab for the second floor and extend to the current columns and your second story is finished and ready to move in. Cost complete at less than 15,000 US Dollars.
The garage and outside kitchen were newly constructed during the remodeling in 2006. Everything is maintained in top condition---the property needs no repair whatsoever. Just move in and enjoy.
The owners can move out on short notice. They are retired folks (he is America, she in Filipino). They are in the process of building a new 10 unit apartment complex nearby and are selling this house only because they ran out of cash before the new apartment complex was finished.
